These investment solutions allow to benefit from an attractive taxation on rental income, real estate capital gains, property ownership and inheritance, thanks to the avoidance of the double taxation via a signed treaty between the United States and France.

All transactions are cash only with no financing contingency. A proof of funds for a real estate transaction is required before visiting us in order to confirm the showings. Our buyer’s brokerage fee is 5% of the purchased price for our full service of representation.

CLUB DEAL

INVESTORS

The principle is to bring together a limited number of partners with the same financial objectives of return and investment duration to acquire luxury properties or for a real estate development operation. The investors are brought together in a company incorporated under American law and each participant holds the assets up to his contribution.

Acquisitions are entirely financed by equity (no financing). The average share is around $500,000. The final performance of the investment depends both on the valuation of the underlying real estate asset and the total rental income received during the holding period (on average 5 years).
